Roof Analysis & Documentation
Section-by-section observations, condition drivers, recommended actions, and photo documentation of roof conditions and identified deficiencies.
Repair Recommendations & ROM Costs
Prioritized repair recommendations with Rough Order of Magnitude cost estimates for identified needs.
Preventive Maintenance & Capital Planning
Recommended preventive maintenance activities, estimated annual budget, and plans for future roofing investments.
Additional Testing Recommendations
Guidance on additional testing, such as moisture surveys, when conditions warrant it.
Assessment scope
What we inspect.
A standard assessment covers one building or property and includes an on-site inspection, roof system identification, RCI scoring, drainage performance review, identification of visible deficiencies and risk areas, and photo documentation. For multi-building and multi-state portfolios, TEMA IFM develops the scope based on the number of properties. Additional testing, such as moisture surveys, can be added when roof conditions warrant it.

Final pricing is scoped to each project based on building size, roof type/condition, and portfolio scale.
Report delivered within 30 days
Your completed assessment report is delivered within 30 days of the site visit.

There’s no obligation to continue beyond the assessment. Any repairs identified are quoted separately, and when you’re ready, TEMA IFM can help turn the findings into a Preventive Maintenance Program, Capital Planning & Replacement Strategy, or full National Portfolio Partnership.
